A 61-home plan on 102 acres off Liberty Church Road goes to the Brentwood Planning Commission Monday, with a Miracle Field at Harpeth Hills Church of Christ.
A 61-home subdivision on 102 acres along Liberty Church Road goes to the Brentwood Planning Commission on Monday. City staff recommend approval.
The plan, called Alderhurst, is one of three items on the regular agenda for the 7 p.m. meeting Monday, Nov. 2 at City Hall, 5211 Maryland Way. The others are a Miracle Field at Harpeth Hills Church of Christ and the zoning for the city’s sewer pump station land off Old Hickory Boulevard.
Alderhurst: 61 lots and three road extensions
Engineering firm Kimley-Horn filed the preliminary plan. The land is zoned R-2, suburban residential. The staff report says the plan includes:
- 61 single-family lots on 102.08 acres
- open space tracts with scenic easements to preserve trees
- extensions of Sunset Road to the north and east, Sweetwater Drive and Beech Grove Road
- sidewalks on both sides of Liberty Church Road
- a cluster mailbox unit with parking, inside an open space tract
Sunset Road, Sweetwater Drive and Beech Grove Road all end in temporary dead ends today. The extensions of Sunset Road and Beech Grove Road to Liberty Church Road are part of the city’s Major Thoroughfare Plan, the report says.
Staff added one special condition. The developer must put up pedestrian warning signs on both approaches of Liberty Church Road at Sweetwater Drive and Beech Grove Road.
A preliminary plan is not the last step. The report says the developer must post security for roads, drainage, utilities and landscaping before a final plat can be recorded. The developer also pays the city’s development fees, including the public works project fee. That fee rises to $6,700 a house for permits issued from Jan. 1, as we reported in our story on Brentwood’s 2027 permit fees.
Miracle Field at Harpeth Hills Church of Christ
The commission will also review the site plan for a Miracle Field at Harpeth Hills Church of Christ, 1949 Old Hickory Blvd. Nashville design firm CSDG filed it.
The staff report covers the field’s layout, access and lighting. It does not describe the programs or who would run them, and the church has not posted details on its website. We have asked the church and will add what it tells us.
The property straddles the Williamson County and Davidson County line. The field, its parking, restrooms and concessions sit mostly on the Davidson County side, in Nashville, where Metro Nashville’s codes apply. Brentwood’s part holds a small piece of the field and the required stormwater detention. The City Commission rezoned that 1.37-acre Brentwood piece to SI-1, a zone for religious institutions, on April 27, the staff report says.
The staff report also says:
- the main entrance would be from Old Hickory Boulevard
- the field would have lights, but most games are expected in daylight and the applicant does not expect to need lights after 8 p.m.
- both existing baseball fields on the Brentwood parcel stay, although the original rezoning concept would have removed them
- the southeastern field shifts to make room for a 50-foot landscape buffer next to homes on the east side
- the existing dugouts and bleachers stay, but their roofs come off to meet setback rules
Sewer pump station land
The third item is Ordinance 2026-09. It would zone 18.01 acres south of Old Hickory Boulevard SI-3, for cultural, recreational and government uses. The land is the site of the city’s sewer pump station and equalization tank, and the city owns it. It is also being annexed into Brentwood.
The schedule in the staff report:
| Date | Step |
|---|---|
| Thursday, Oct. 29 | Required community meeting, City Hall Annex Room |
| Monday, Nov. 2 | Planning Commission recommendation |
| Monday, Nov. 9 | City Commission public hearing |
| Monday, Nov. 23 | City Commission final resolution on annexation and final vote on the zoning |

- a revised preliminary plan for Phases 2 and 3 of the Arcadia subdivision
- a revised hillside protection plan for Lot 73 in the Stonehenge subdivision
- site plan changes at Maryland Farms South, 210 Westwood Place, and at the Maryland Farms Business Center, 5301 Maryland Way
